Housing disrepair claims

The council will never contact you about making a claim.

Please read this before taking any action if someone gets in touch, or you see an advert that suggests you should make a claim about housing repairs.

Often the person or company that contacts you may claim to be working for or with the council.

If anybody comes to your door, make sure you:

  • always ask for identification
  • call the Police if you feel scared or threatened
  • contact us before you sign any documents

These people are most likely what are known as claim farmers. Their role is to encourage people to make compensation claims and then sell these claims onto legal firms for their own gain.

Don’t be misled or bullied into signing anything, as you will be liable to pay fees if you change your mind.

Issues with using a claims company

  • The motivation for legal firms to contact you about claims is so they can make a profit.
  • Even if your claim is successful, you will likely be left with only a very small percentage of money paid in damages. Most of the money will be paid to the legal firm.
  • In some cases, tenants have been left with legal debts, and the stress of going to court for nothing.
  • Disrepair claims can take a long time to resolve. This is often longer than it would take for you to tell us about the issue, and for us to complete the necessary repairs.
  • Successful claims reduce the money we have to spend on making repairs, and wider improvements, to homes like yours. We want this money to help our residents, not to increase the profits of large legal firms.
